Dilapidations:
I can act on behalf of Landlords in the preparation of Dilapidations Schedules for service on Tenants either to ensure lease compliance and asset value protection during the lease term or secure the maximum financial settlement possible at expiry of the lease term
I am equally happy to act on behalf of Tenants in contesting hostile Schedules of Dilapidations served by Landlords so as to minimize costs.
Condition Surveys:
I have a wealth of experience in carrying out pre acquisition surveys, so as to assess suitability and quantify the value of any disrepair present, an invaluable aid in negotiating the best terms possible and avoiding costly mistakes or I can carry out condition surveys during the lease term to evaluate condition and plan any alterations and repairs so as to optimize potential benefits
Statutory Compliance including:
- Fire Risk Assessments, a legal requirement for all those responsible for buildings where people are employed, I can assess fire risk and advise on cost effective alterations where necessary to ensure the safety of staff, visitors and the general public
- DDA audits, again a legal requirement for those responsible for buildings, I can audit and advise on accessibility and help put in place reasonable, cost effective adjustments necessary for compliance
Fire Reinstatement Valuations
It is important that Rebuilding Valuations, which may have been carried out many years ago, are reviewed regularly to make sure that there is no shortfall in sums insured. I can survey, and carry out Rebuilding Valuations on all types of buildings UK wide
Measured Building Surveys
Accurate building plans are an invaluable building management aid, I can carry out Measured Surveys and prepare Building Plans for all building types
Applications for Statutory Consents:
I have considerable experience in the field of Statutory Consents and can advise and make Building Regulations Applications either via Local Authorities or through our partner Approved Inspectors so as to optimize solutions in terms of building efficiency and cost
Obtaining Planning Permission can be both time consuming expensive, I can help by providing sensible advice at the outset and then managing the application process through to completion including site meetings, liaison and negotiation with Officers to ensure the efficient discharge of obligations and optimization of design
Project Management
I can provide full Project Management Services for all types of work including alterations, extensions, new build and fit out from Feasibility through to Completion.
Party Wall Awards
The Party Wall Etc Act 1996 obliges Owners carrying out construction or structural alterations to notify Adjoining Owners where works are likely to affect their buildings. I can advise on the implications of the Act, serve notices on owners’ behalf, agree and publish Party Wall Awards and discharge on completion.
Equally I can act on behalf of Adjoining Owners to minimise the adverse impact of Owners works
